Three things explain most of that premium, and none of them are going away.
First, Sunnyvale ISD. The district is TEA "A" rated and ranked among the top districts in Dallas County, and a large share of buyers are paying for that specifically.
Second, supply. One-acre minimum zoning across much of town permanently caps how many homes can ever exist here. With a 91.5% homeownership rate and owners who tend to stay put, very little inventory turns over. Scarcity is baked into the town's design, not a phase of the market cycle.
Third, location. Sunnyvale is in Dallas County, about 15 minutes from downtown Dallas. Acreage that close to a major downtown is rare anywhere in Texas, and the market prices it accordingly.
