Sunnyvale, Texas builds new homes the same way it does everything else: slowly, deliberately, and on big lots. This is not a town where a national builder drops 400 rooftops in a cornfield. One-acre minimum zoning covers much of Sunnyvale's 16.5 square miles, which means fewer lots, bigger houses, and a new-construction market that looks nothing like the rest of the eastern Dallas suburbs. As of late 2025 there were only about 44 new-construction homes on the market here, and the median new-build sale price was about $1,125,000. If you want volume and $400K starter homes, Forney is 10 minutes east. If you want an acre, an A-rated school district, and a house nobody has lived in, this is the page.
What is actually being built
The short version: large single-family homes on large lots, and not many of them. The one-acre minimum shapes everything downstream. A builder who pays for an acre of Sunnyvale dirt is not going to put a 1,800 square foot tract home on it, so what gets built skews big, custom or semi-custom, and priced accordingly.
That also means supply is structurally limited. Sunnyvale is a town of roughly 9,300 people that has chosen low density on purpose, so there is no pipeline of thousand-lot master-planned communities behind the current ones. When a phase closes out here, it is genuinely gone. That scarcity is a big part of why Sunnyvale real estate holds its value the way it does, and why new-build pricing sits where it does.

Where the building is happening
Las Brisas is the headline. It is the final phase of Stoney Creek, Sunnyvale's largest master-planned community, with Kindred Homes building on roughly one-acre lots. The word "final" matters: when Las Brisas closes out, new supply inside Stoney Creek ends, full stop. Buyers who want new construction inside that community are working against a finite lot count. Scattered custom builds round out the market. Because so much of Sunnyvale is zoned for one-acre lots, individual owners buy land and build one-off customs around town. These rarely show up in builder inventory counts, so if that is your path, you are shopping for dirt first and a builder second.
The established neighborhoods, Stone Canyon and Homestead, are essentially built out. They matter to a new-construction shopper mainly as the resale comparison: what does a finished, landscaped, lived-in Sunnyvale house cost versus a new one?

Neither answer is wrong. Resale gets you an established street and often more house per dollar. New gets you the warranty, the floor plan you chose, and, in Las Brisas specifically, a shot at the last new lots Stoney Creek will ever have.
