There is no lake. There is one high school, and everybody knows it.

Heath is the lake play. It is a lakeside town in Rockwall County on Lake Ray Hubbard, home to the Heath Golf and Yacht Club, with big custom homes and water views Sunnyvale simply cannot offer. Heath students attend Rockwall ISD schools, a much larger district. And Heath's county is booming: Rockwall County grew about 25% from 2020 to 2024.

Compare the two districts directly, using current TEA ratings and campus-level data, because for most families this single factor decides the whole question.

Lake life vs land

Heath's identity is the water. Lake Ray Hubbard frontage, boat access, the Heath Golf and Yacht Club, and neighborhoods built around views. If your weekends involve a boat, Heath is not just the better choice, it is the only choice between these two.

Sunnyvale's identity is land. One-acre minimum lots across much of town mean space between you and your neighbor, room for a shop or a pool or a barn, and a low-density feel that the town protects on purpose. Heath sits northeast, in Rockwall County, which grew about 25% from 2020 to 2024. That growth is a real signal: new neighbors, new retail, new energy, and, eventually, more traffic. Whether that momentum reads as exciting or as exactly what you are trying to escape is a personal question. Sunnyvale, by contrast, is holding its density down deliberately, even as new construction continues on its own terms.

Pick Heath if the lake is the point, you want the amenity life that comes with a golf and yacht club, and you like the energy of a larger school district in one of the fastest-growing counties in Texas.
