What happens when you submit a form

When you submit a form on this site, your inquiry goes to the site owner. If it matches a paid sponsorship (for example, a question about buying or selling a home matches the Featured Agent), it is shared with that sponsor as an advertising referral. Each form says where your information goes before you hit submit, and the privacy policy covers how it is stored and how to have it deleted.

That is the whole pipeline. Your inquiry is not auctioned, resold to lead brokers, or passed to anyone who has not paid for a clearly disclosed sponsorship on this site.

How sponsors pay

Sponsors pay flat sponsorship fees, the same way a business pays for a billboard or a newsletter ad. The details are on the advertise page. The site is never paid per closing, never takes a percentage of a sale, and never receives a commission of any kind. Whether a lead turns into a closed deal makes no financial difference to this site.

Why we do it this way

Two reasons.

First, transparency. Most "free home value" and "find an agent" sites are lead-generation businesses wearing a costume. This site would rather tell you exactly what it is: an independent local guide funded by clearly labeled advertising.

Second, Texas law. Referral fees tied to real estate transactions require a real estate license in Texas. This site is unlicensed, so it cannot and does not accept per-transaction referral fees. Flat advertising fees keep the arrangement legal, simple, and easy to explain in plain English, which is what this page is doing.

You are never obligated

Submitting a form here does not commit you to anything. You are never obligated to hire a sponsor, respond to their outreach, or use them over any other professional. Interview several agents, negotiate your own terms, and pick whoever earns your business. The sponsor gets an introduction. Everything after that is up to you.
