About This Site

Sunnyvale, Texas already has an official town website, and it does its job well: council agendas, permits, public notices. There is also a local news blog that covers what happens around town week to week. What nobody covered were the questions people actually type into a search bar: what it is like to move here, how the neighborhoods differ from each other, whether the schools live up to the reputation, and what homes in town really cost. This site exists to answer those questions in one place, plainly, with sources.

Who runs it

SunnyvaleTexas.com is independent and resident-run, built and maintained by a longtime Sunnyvale resident. It is not affiliated with the Town of Sunnyvale or Sunnyvale ISD (their official sites are sunnyvaletx.gov and sunnyvaleisd.com). It is not a media company, a marketing agency, or a real estate brokerage. It is one person writing down the answers neighbors give over the fence, then checking them against the official record.

How the site makes money

Plainly: advertising, sold two ways.

First, the site offers three exclusive local sponsorships, one per category, described on the advertise page. Second, there is an annual Best of Sunnyvale program. That is the entire business model.

The site is never paid per closing and never takes a commission or referral percentage. When you submit a form here, it is routed as an advertising referral, and exactly how that works is spelled out on the Not a Brokerage page.

Sponsors never edit coverage

Money and coverage stay in separate rooms. Sponsors buy placement, clearly labeled as sponsorship. They do not review pages before publication, they do not approve or veto what gets written, and they cannot pay to change a comparison, a table, or a conclusion. If a sponsor ever asked for that, the answer would be no, and the sponsorship would be the thing that goes.

Corrections are welcome

A site like this lives or dies on being right. Market numbers shift, school ratings update, and construction timelines slip, so some detail on these pages will eventually be out of date. If you spot something wrong, whether it is a stale price, a mislabeled boundary, or a broken link, please say so through any form on the site. Corrections get fixed on the page itself, and the "updated" date at the top of each article reflects the last time it was reviewed.
