None of it is professional, legal, financial, or real estate advice. Before making a decision with real money or real consequences, talk to a licensed professional who can look at your specific situation. This site is not that professional, as the Not a Brokerage page explains in detail.

Market data can lag

Market figures on this site are compiled from public sources, and public sources disagree with each other more often than people expect. Median prices, school ratings, tax figures, and construction timelines can lag behind reality or conflict between sources. Numbers are hedged with dates where possible, but treat every figure here as a starting point, not a final answer. Verify anything important against the original source before acting on it.

No warranties

The site is provided as is. There is no warranty that any page is complete, current, or error-free, and no guarantee the site will always be available. Use your own judgment. If you rely on something here and it turns out to be wrong or outdated, the responsibility for that decision stays with you. What we will do is fix errors when they are pointed out, as described on the About page.

For official business, go to the official sources: sunnyvaletx.gov for the town and sunnyvaleisd.com for the district. Nothing on this site speaks for either of them.
